The Village at Overton Park is a 612-bed student housing community located on a 4.3 acre site at 2408 Mac Davis Lane, Lubbock, Texas. Site improvements will consist of installation of new domestic, fire, sewer, and storm drainage systems that will tie-in to existing public utilities. Approximately 3’ of fill materials will be imported to the site, with on-grade surface drainage of a precast parking garage. A secured, wrought-iron fence will be installed at the perimeter of the site, which is adjacent to the Texas Tech football stadium and a new concrete apron will be installed at the North Alleyway and precast garage entrance.
The development consists of two four-story apartment buildings, one two-story community center with fitness facilities, leasing center, and community pool, and one five-story, 578-space, precast parking garage with a maintenance facility on the first floor of the parking space. A total of 163 apartment units will be constructed, consisting of 20 two-bedroom and 143 four-bedroom units. All units have attached patios/balconies. Total gross building area for the community is estimated at 491,814 square feet, including the precast parking garage.
Construction generally will be wood frame with cementitious siding and brick veneer. Roofing will consist of a 60-mil thermoplastic overlay (TPO) roof system, with decorative canopies and trellises. All building slabs will be post-tensioned concrete, on grade, with turned down foundations and stem walls at the exterior. The precast parking deck will have a conventional slab on grade and will be supported by shallow foundations and isolated footings. Interior finishes of the living units will consist of painted drywall walls and ceilings with a textured finish, and a mixture of carpet and faux wood flooring. Wood cabinetry and trim with plastic laminate countertops will be installed in the kitchen and bath areas.
