The Island Club Apartments at Wilson Boulevard project is a 244-unit garden-style apartment community located on a 12.3 acre site at 7101 Wilson Boulevard in Jacksonville, Florida. Site improvements will consist of water and sewer utilities that will tie into existing city utilities, on-site storm drainage/retention utilities, site hardscapes, gated access system, and a combination of wood and ornamental aluminum perimeter fencing. The site improvements will also include the addition of an entrance ramp and driveway to access the community. All parking and drive areas will be asphaltic concrete.
The development consists of nine three-story apartment buildings, one single-story community building (clubhouse), one single-story storage maintenance facility, two single story mail kiosks, and one single-story compactor enclosure. A total of 244 apartment units will be constructed consisting of one-, two- and three- bedroom residences. A total of 112 units will have attached balcony/patio areas. Total gross building area for the community is estimated at 251,856 square feet with an estimated conditioned area of 222,987 square feet.
Construction generally will be wood frame with hardi-plank siding. Roofing will consist of asphalt shingles. All building slabs will be post-tensioned concrete, on grade, with turned down foundations. Interior finishes will consist of painted drywall walls and ceilings with a textured finish, and a mixture of carpet and vinyl flooring. Wood cabinetry and trim with laminate countertops will be installed in all kitchen and bath areas.
