The Knox project is a 382 bed student housing community located on an approximately 1.65 acre site at 1511 Clinch Avenue in Knoxville, Tennessee. Site improvements consists of water, sewer, and gas utilities that tie into existing public utilities, and extensive grading. The site improvements also include retaining walls, landscaping and irrigation, and concrete sidewalks.
The development consists of three (3) buildings. Building one (1) is a six (6) story building running west to east along Clinch Avenue. Building two (2) is a three (3) story parking garage with the first two (2) levels serving as parking and third level being a green roof amenity deck. Building three (3) is a three (3) story building running west to east along Laurel Avenue. The project includes a total of 101 units, consisting of 26 three bedroom three bathroom units, 71 four bedroom four bathroom units, and four (4) five bedroom four bathroom units. The total gross building area for the community is estimated at 208,376 square feet. The amenity deck/green roof features natural grass, flush landscaping plantings, hot tubs, grill stations, fireplace, ample seating, and an outdoor movie theater- all with a view of downtown Knoxville.
Construction is post tension podium slab with concrete columns supporting a concrete deck for the second floor. Buildings one and three are conventional wood framing which includes wood roof and truss systems. Building two is constructed of cast in place concrete. This project features three elevator systems. The exterior of the building consists of brick, stone, hardi lap siding and stucco. Roofing includes TPO flat roofs as well as decorative gables in 3 tab style asphalt shingles. All building slabs are post-tensioned concrete, on grade, with turned down foundations. Interior finishes are painted drywall walls and ceilings with a textured finish, and a mixture of carpet and faux wood flooring. Wood cabinetry and trim with granite surface countertops are installed in all kitchen and bath counter tops.
