This 168-unit, 245,000 square foot apartment project was the second phase of an existing student housing property that started July 2008, and had a phased delivery schedule from February 2009 through June 2009. Construction was coordinated with the property manager to allow for uninterrupted operation and occupancy of the existing property. In addition to the Phase II construction, the scope of work included renovation of the existing Clubhouse, addition of a covered NCAA regulation basketball pavilion, new gate house, pool trellis and mail kiosk in the existing Phase I property. The building construction consisted of three story structures with the post tension foundations, wood framed structure, steel exterior stairs and handrails, asphalt shingle roof with gutters and downspouts, vinyl windows, a combination of cementitious siding, brick veneer and vinyl soffits, central HVAC systems, fire sprinkler systems and alarms, and residential grade apartment interior finishes and fixtures. The apartments primarily serve college students in the surrounding Gainesville area.
