The Springs at Hurstbourne project will be a 284-unit apartment project located on a 19.5-acre site in Louisville, Kentucky. Site Improvements will consist of the demolition of an existing nursery, brick home, farm house, green houses, and will include the installation of new domestic water, fire, sewer with a pump station, and storm drainage systems that will tie-into existing public utilities as well as several retaining walls and a retention pond.
The development will consist of thirteen 2-story apartment buildings, eleven detached garages, a mail kiosk, maintenance building, trash compactor, dog park, and a clubhouse with a fitness center with a yoga and outdoor fitness area, conference room, clubroom with kitchen, pool, and barbeque area. The 284 units will consist of one, two, and three bedroom apartments. The total gross building area for the project is 350,683 SF.
The apartments will be wood framed walk-up buildings with a combination of cementitious siding and brick with shingled roofs. The facade is accented with, batten strips, columns, balconies and patios. All building slabs will be conventional concrete on grade. Interior finishes include textured painted walls and ceilings, a mixture of carpet and vinyl plank flooring, and cabinets with granite countertops. Two buildings are upgraded Concierge Buildings which will have high quality finishes, darker cabinets, stainless steel appliances, and granite throughout.
