Location: Jacksonville, Florida
Project Type: Multifamily
Units: 205

Construction continues to gain momentum at N11 at Pearl Square in Jacksonville, Florida, as this transformative multifamily development takes shape in the heart of Downtown. As the first vertical project within the reimagined Pearl Square district—formerly known as the Pearl Street District—N11 is more than just a building; it represents the beginning of a new era for Jacksonville’s urban core.

A Defining Moment for Downtown Jacksonville

Positioned at the forefront of one of the city’s most ambitious redevelopment efforts, N11 is helping set the tone for what’s to come. The Pearl Square district is envisioned as a vibrant, walkable environment where residential, retail, and community spaces come together—bringing renewed energy, connectivity, and opportunity to Downtown Jacksonville.

As the first building to rise within the district, N11 is laying the foundation—both physically and symbolically—for the future of this evolving neighborhood.

Project Overview: Scale, Design, and Purpose

Spanning 191,032 gross square feet, N11 is a seven-story multifamily community that will deliver 205 apartment units alongside 24,008 square feet of retail, commercial, and storage space. This intentional mix of uses is designed to activate the streetscape and contribute to a more dynamic, connected downtown experience.

The residential portion includes 136,093 rentable square feet and features a mix of studio, one-bedroom, and two-bedroom floorplans. Each unit is thoughtfully designed to support modern urban living, offering efficient layouts and elevated finishes tailored to today’s renter.

Designed for the Way People Live Today

N11 at Pearl Square is centered around a lifestyle-driven approach, offering 5,625 square feet of amenity space designed to support both productivity and relaxation.

Residents will have access to:

  • A modern clubhouse and resident lounge
  • A fully equipped fitness center
  • Dedicated Zoom rooms for remote work
  • A second-floor pool deck for outdoor living and social connection

These amenities reflect the evolving expectations of renters, where flexibility, convenience, and community are key components of everyday living.

Building Momentum

With each passing month, visible progress continues to reinforce the scale and significance of this project. From early sitework through vertical construction, N11 is steadily advancing toward becoming a cornerstone of the Pearl Square district.

More than just a multifamily development, N11 represents a broader commitment to thoughtful urban growth and high-quality construction. As work continues, the project will play a key role in shaping a more vibrant, connected, and livable Downtown Jacksonville.

April’s progress marks another important step forward—bringing this vision closer to reality and setting the stage for what’s next at Pearl Square.
