Downtown Jacksonville is in the midst of a meaningful transformation—one defined by renewed investment, thoughtful urban development, and a shared commitment to building a more connected, vibrant city. The N4 Project is a reflection of that momentum, and we’re proud to play a role in shaping the next chapter of downtown’s growth alongside Gateway Jax.
Rising on a 1.27-acre site in the heart of the urban core, the N4 Project is a seven-story mixed-use development designed to bring life, energy, and long-term value to Downtown Jacksonville. With 286 apartment units and 19,000–20,000 square feet of street-level retail across five bays, the project is intentionally designed to support walkability, activate the streetscape, and encourage a stronger sense of community.
From the earliest stages, this project has been about more than constructing a building—it’s about contributing to the broader revitalization of Downtown Jacksonville. Mixed-use developments like N4 play a critical role in urban renewal, creating places where people can live, work, gather, and invest in the city’s future.
Inside, the building will offer amenities that enhance everyday downtown living, including a fitness center, a club room with a theater, lounge, and flexible event space, and a two-level integrated parking garage seamlessly incorporated into the structure. These spaces are designed to foster connection—between residents, neighbors, and the surrounding city.
Seeing the project from above through recent drone footage highlights just how much progress has been made—and how impactful this development will be once complete. Each floor, each detail, and each phase of construction represents another step forward for Downtown Jacksonville.
