Project Timeline:  February 2019 – August 2020 The Forest View Village project is a 283-unit luxury apartment community located on approximately 13.1 acres at 6861 US Highway 98 East in Santa Rosa Beach, Florida. The development consists of 283 apartment units in six 3-story apartment buildings and three 4-story apartment buildings, along with two 3-car detached garages, three 4-car detached garages, a 6-car garage, and a 5-car garage with a covered carwash and pet wash. The development also includes one clubhouse with a fitness room, pool area, and one trash compactor enclosure. Amenities include a 4,800 square foot sports lawn area, 12,400 square foot dog park, three grill houses with two 36” natural gas BBQ grills each, and two playgrounds. There are also 30 private dog yards attached to apartment buildings. Site improvements consist of water, storm and sewer utilities that tie into existing public utilities. The site improvements also include resort-style hardscaping, landscaping and irrigation, asphalt paving, concrete sidewalks and three detention ponds with five fountains. Construction is generally wood frame with fiber cement siding. The roofing consists of architectural style asphalt shingles and TPO flat roof (on Building Type V), with metal over the amenity and apartment building entries. All building slabs are post-tensioned concrete, on grade. Interior finishes consist of painted drywall ceilings and walls with a textured finish, and a mixture of Luxury Vinyl Plank Flooring and carpeting in units. Thermofoil cabinetry and trim with granite countertops are installed in all kitchen and bath areas. UNITS: 288 The Parkside at the Beach project is a 288-unit luxury apartment community located on an approximately 20-acre site at 17225 Panama City Beach Parkway, Panama City Beach, Florida. Site improvements consist of water, storm, and sewer utilities that will tie into existing public utilities. The site improvements include resort-style hardscaping, landscaping and irrigation, asphalt paving, and concrete sidewalks and a large retention pond. The development consists of 288 apartment units in nine (9) three-story type A apartment buildings, one (1) three-story type B apartment building, and two (2) three-story type B apartment buildings along with five (5) 8 car detached garages, three (3) storage buildings, (1) clubhouse with fitness room and pool area and one (1) trash compactor enclosure. Construction is generally wood frame with cement siding and tabby stucco veneer. The roofing consists of architectural style asphalt shingles and standing seam metal roofing. All building slabs will be post-tensioned concrete, on grade. Interior finishes consist of painted drywall walls and ceilings with a textured finish, and a mixture of carpet and faux wood flooring. Wood cabinetry and trim with solid surface countertops are installed throughout the complex to finish off the coastal themed aesthetics.
