Project Type: Student Housing Location: Orlando, Florida Units: 204 Beds: 680 Scheduled Delivery: Fall 2025 Aperture is a 204-unit student housing community situated on approximately eight acres in Orlando, Florida. The community is located on East Colonial Drive, just minutes away from the heart of the University of Central Florida. The development will consist of 320,524 square feet of two, five story apartment buildings flanking a 6-level precast parking garage. Amenities will include a resort-style swimming pool with water features and large media screen, fenced in dog park, two level fitness center, several study and social lounges and an integrated coffee house. Aperture will allow students to escape the stresses of their studies by providing future residents with fully furnished units with private bedrooms and bathrooms. The project is located along the SR-54 corridor and is less than 10 minutes from the Suncoast Parkway toll road, which provides direct access within 30 minutes to the Tampa International Airport and the Westshore Business District.

SWEETBERRIES

Location: Gainesville, Florida Type: Student Housing Scheduled Delivery: July 2024 Units: 151 Beds: 587 The Sweetberries project is a 587-bed luxury student housing community located in Gainesville, Florida. The development will consist of three residential buildings and one parking garage. The 175,140 GSF community will include two 5-story residential buildings with amenities, a one-story residential building, and a 7-story parking garage. Building 1 will consist of a 5-story residential building totaling 125,100 GSF and will feature 64 units, a clubhouse with amenities, trash compactors, and additional areas. Building 2 will include a 5-story residential building totaling 132,710 GSF and will provide 82 units, a clubhouse with a pool, amenities, trash compactors, and additional areas. Building 3 will consist of a 1-story residential building totaling 4,409 GSF and will offer 3 units. The 7-story parking garage will encompass 175,140 GSF and provide 579 total parking spaces. The parking spaces will be designated into 10 ADA space-van parking spaces, 108 scooter parking spaces, and 461 standard parking spaces. Construction will generally be a wood frame with brick, fiber cement trim, stucco, and metal panel exterior façade with additional aluminum canopies. The building slabs will be post-tensioned concrete slabs on grade.  Interior finishes will consist of painted drywall walls and ceilings with a textured finish, a mixture of carpet, luxury vinyl tile, and ceramic tile. Wood cabinetry and trim with solid surface quartz countertops will be installed throughout the complex. Location: Wildwood, Florida The Juliette at Wildwood project will sit on a 21.86-acre site located at 3530 CR-44A in Wildwood, Florida. The site improvements will consist of water, storm, and sewer utilities that will tie into existing public utilities. The site improvements will include resort-style hardscaping, landscaping, irrigation, asphalt paving, concrete sidewalks, and 3 detention ponds. The 288-unit development will consist of two 4-story apartment buildings, one 3-story residential building, five 2-story carriage houses, and one 1-story maintenance room/dog spa. The two 4-story buildings include 9,865 SF of residential amenities and leasing space on the first floor. These residential amenities include a fitness room, clubroom, co-work area, package/parcel room, and a leasing office with access to a pool courtyard. Additional amenities include a maintenance/pet wash building, dog park, Bocce Ball court, outdoor water fountain with pool, trails, and outdoor amenity areas. The site includes approximately 472 surface parking spaces and 30 garage bays with carriage units above. Location: Altamonte Springs, Florida Type: Multifamily Scheduled Delivery: Q4 2024 Units: 261 The Aston at Uptown project will sit on a 3.51-acre site located at 505 One Center Boulevard in Altamonte Springs, Florida. The site improvements will consist of water, storm, and sewer utilities that will tie into existing public utilities.
