Located on two adjacent parcels totaling 3.2 acres, this large-scale redevelopment project is transforming a previously underutilized urban site into a modern student living community designed to support today’s evolving student lifestyle.
As one of the larger student housing developments currently underway in the region, The Hall combines structured parking, elevated amenities, and thoughtfully designed residential spaces while maximizing density within a highly walkable urban environment.
A Dual-Parcel Development Designed for Modern Student Living
The Hall is strategically developed across Parcel 2 (809 Railroad Avenue) and Parcel 3 (816 South MLK Boulevard). While each parcel includes its own mix of parking, amenities, and residential spaces, the two sites function together as a cohesive student housing community.
Parcel 2 Features
Parcel 2 includes a single-level cast-in-place parking garage, supporting the residential units above while maintaining an efficient site layout. The amenity spaces on this parcel are designed to create a social hub for residents and include:

Exterior finishes will incorporate a blend of brick and Hardie board siding, selected for both durability and architectural character. Roofing systems will include a combination of TPO membrane roofing and traditional shingle assemblies, providing long-term performance across the project.
