FaverGray is proud to announce the groundbreaking of Windermere Cay, a 216-unit luxury apartment community located on approximately 13 acres in Winter Garden, Florida. Developed by Catalyst Development Partners and designed by Dynamik Design, this project marks another exciting addition to FaverGray’s growing multifamily presence across Central Florida.
Strategically positioned in one of the region’s most desirable and rapidly expanding residential corridors, Windermere Cay is designed to deliver a high-quality living experience that blends modern design, upscale amenities, and thoughtful site planning.
The 291,896-square-foot community will feature seven buildings, including two four-story Type VA residential buildings, along with a clubhouse, resort-style swimming pool, pool pavilion, two cabanas, and multiple amenity spaces designed to enhance the resident experience. A grand entry plaza and two amenity courtyards will serve as focal points within the community, creating a welcoming and connected environment.
Windermere Cay will offer a well-balanced mix of one-, two-, and three-bedroom apartment homes, designed with both functionality and elevated finishes in mind. Each residence will include stainless steel appliances, walk-in closets, granite countertops, custom cabinetry, and modern lighting throughout. Interior finishes will feature smooth-finish walls, textured ceilings, and a combination of carpet, luxury vinyl plank, and tile flooring, along with tiled shower and tub surrounds and kitchen backsplashes.
Constructed using wood-frame methods, the buildings will feature a combination of brick and fiber cement exterior façades, delivering both durability and a refined aesthetic. Roofing systems will include TPO, architectural shingles, and standing seam metal roofing at select ancillary structures. All buildings will be supported by post-tensioned concrete slab-on-grade foundations.
The community’s amenity offerings are designed to support both relaxation and active lifestyles, with a resort-style swimming pool, pavilion, cabanas, clubhouse with fitness center and clubroom, and a dedicated dog park. Additional site features include a maintenance building, pool bathroom building, and integrated trash and recycling enclosures.
Site development will include comprehensive infrastructure and landscape enhancements, with water, storm, and sewer utilities connected to public systems, along with resort-style hardscaping, professionally designed landscaping, irrigation systems, asphalt paving, and concrete sidewalks that create a cohesive and well-connected community.

In addition to breaking ground on Windermere Cay, FaverGray has also recently broken ground on another project with Catalyst Development Partners, Newburyport, further strengthening the growing partnership between the two teams.
These projects build on the successful delivery of The Darley in Ocala and reflect continued momentum and alignment across multiple developments.
