Construction continues to move forward on The Hall, a 674-bed student housing community currently under development in Tallahassee, Florida. This large-scale project spans two parcels totaling 3.2 acres and represents a full site redevelopment that brings modern student living, structured parking, and resort-style amenities to the urban core.
Developed across Parcel 2 (809 Railroad Avenue) and Parcel 3 (816 South MLK Boulevard), The Hall is designed to balance density, functionality, and elevated amenities—key components of today’s competitive student housing environments.
Project Overview
The Hall is thoughtfully planned as a dual-parcel development, with each site offering its own mix of parking, amenities, and residential spaces while working together as a cohesive community.
Parcel 2 includes:
A single-level cast-in-place (CIP) parking garage
A clubhouse with fitness center, study areas, golf simulator, café, and game lounge
A second-story resort-style pool complete with a jumbotron
Parcel 3 features:
A six-story precast parking garage with integrated retail space
A clubhouse offering fitness and study lounges, a conference room, and games café
A private courtyard with pool, spa, grill station, sauna, and outdoor fireplace
Together, both parcels incorporate enhanced landscaping, hardscaping, and pedestrian-friendly spaces that support both community interaction and long-term durability.
Construction Progress
As shown in the latest January drone footage, structural systems and core building elements continue to take shape across both parcels. Construction methods include wood framing, metal framing in clubhouse areas, and post-tension podium slabs, supporting the scale and verticality of the development.
Exterior finishes are designed for durability and visual appeal, utilizing brick and Hardie board siding, while roofing systems include a combination of TPO membrane roofing and traditional shingle assemblies.
Interior Design & Living Experience
Apartment interiors are designed with durability, functionality, and modern aesthetics in mind. Planned unit finishes include:
Luxury vinyl tile and ceramic tile flooring
Granite countertops
Shaker-style cabinetry
Stainless steel appliances
Walk-in closets
