In the heart of downtown Jacksonville, progress is becoming visible.

Our latest construction update video highlights the continued momentum at N11 — the first residential building within the emerging Pearl Square district developed by Gateway Jax. As the structure rises, the project is beginning to define the future streetscape and energy of this transforming neighborhood.

The seven-story mixed-use community will include 205 residential units along with retail and commercial space, helping establish a vibrant live-work-connect environment in the urban core.

What makes N11 especially meaningful is its role as an early catalyst. As the first building to break ground within the broader Pearl Square vision, it represents the starting point of a much larger transformation planned across multiple downtown blocks.

In the field, our team remains focused on coordination, sequencing, and maintaining forward momentum. Every phase — from structural progress to exterior detailing — moves the project closer to becoming a place where residents will live, gather, and experience downtown Jacksonville in a new way.
