The development features one four-story apartment building with a mix of one-, two-, and three-bedroom residences. The community’s amenities include an integrated clubhouse with leasing offices, a fitness center, coffee shop, coworking space, outdoor gathering areas, gas fire pits, play equipment, a dog park, and a 4,285-square-foot standalone pet center. A scenic boardwalk surrounding the property’s retention pond further connects residents with the outdoor environment. Situated on approximately eight acres, the 320,524-square-foot development consists of two five-story apartment buildings positioned around a six-level precast parking garage. Each fully furnished residence includes private bedrooms and bathrooms, quartz countertops, soft-close cabinetry, contemporary furniture, and modern appliances. Designed to support student life both academically and socially, Aperture at UCF features a resort-style swimming pool with water features and a large media screen, a two-level fitness center, study and social lounges, an integrated coffee house, outdoor gathering areas, and a fenced dog park. Located less than one mile from the beach, the 51,112-square-foot development provides a mix of one- and two-bedroom residences. The project consists of one three-story, Type V-A wood-framed apartment building with a fiber cement exterior façade and a combination of architectural shingle and TPO roofing. Residential interiors feature wood cabinetry, granite countertops, stainless steel appliances, luxury vinyl plank flooring, and carpet. Residents also have access to an upscale kitchen and community living area, along with an outdoor fitness and recreation patio. Led by FaverGray Division Leader John Kitchens, the project was completed in the third quarter of 2025 and provides dedicated workforce housing for Omni employees in the Fernandina Beach community. The Darley Developer: Catalyst Development PartnersDivision Leader: Walker PalmerLocation: Ocala, FloridaProduct Type: Market-Rate MultifamilyBuildings: Seven apartment buildingsStories: ThreeUnits: 228 Developed by Catalyst Development Partners, The Darley is a 228-unit luxury multifamily community located on approximately 13 acres in Ocala’s Heath Brook area. The 291,896-square-foot development includes seven three-story residential buildings with 87 one-bedroom, 105 two-bedroom, and 36 three-bedroom apartment homes. The wood-framed buildings feature brick and fiber cement exteriors, architectural-style shingles, standing-seam metal accents, and post-tensioned concrete slabs. Community amenities include a clubhouse with a fitness center and clubroom, a resort-style swimming pool, pool pavilion, two cabanas, a dog park, landscaped outdoor spaces, and dedicated maintenance and waste-management facilities. Inside each residence, a refined Southern-inspired design incorporates shaker-style cabinetry, granite countertops, stainless steel appliances, walk-in closets, in-unit washers and dryers, and private patios.
