FaverGray is proud to announce the groundbreaking of Livano Hidden River, a new 200-unit luxury apartment community located on approximately 13 acres in Tampa, Florida. Developed by LIV Development and designed by Dwell Design Studio, this project marks another exciting addition to FaverGray’s growing multifamily portfolio across the Southeast.
Strategically positioned within one of Tampa’s rapidly expanding submarkets, Livano Hidden River will deliver a thoughtfully designed residential community that combines quality construction with modern amenities and a strong sense of place.
The 247,964-square-foot development will feature three four-story residential buildings with a diverse unit mix, including studio, one-, two-, and three-bedroom apartments. Residents will enjoy a full suite of lifestyle amenities, including a clubhouse, resort-style swimming pool, dog park, standalone garages, and dedicated maintenance and service facilities.
Designed with both durability and long-term performance in mind, the community will be constructed using wood-frame methods with brick and fiber cement siding, architectural-style roofing systems, and post-tensioned slab-on-grade foundations. Each building will include elevator access, enhancing convenience and accessibility throughout the community.
Inside each residence, thoughtfully selected finishes will create a modern and comfortable living environment. Apartments will feature wood cabinetry, solid surface countertops, stainless steel appliances, in-unit washers and dryers, walk-in closets, and private patios. A blend of flooring materials, including carpet, vinyl, and ceramic tile, will provide both functionality and aesthetic appeal.
Site development will include extensive infrastructure and design elements such as retaining walls, landscaped green spaces, irrigation systems, asphalt paving, concrete sidewalks, and elevated boardwalks, all contributing to a cohesive and well-connected community experience.
